On Google Chrome’s Page Monitor, how do you monitor a specific phrase?

For example if I’m tracking when the word, “sold out” is no longer on a website, would I use selector or regex?

Also, what would I input in the “test” line to do that. Also, how would I look for when a specific phrase shows up again on a website?
